Energy Performance Certificates (EPC)

Professional energy assessments for rental properties across all Edinburgh districts

Energy Performance Certificate Service

Energy Performance Certificates (EPCs) are a legal requirement for all rental properties in England and Wales. An EPC provides information about a property's energy use and typical energy costs, along with recommendations about how to reduce energy consumption and save money.

At TotalTenantCare, our qualified Domestic Energy Assessors provide comprehensive EPC assessments for landlords across all Edinburgh districts. We ensure your property meets the legal minimum energy efficiency standard (MEES) of an E rating or above, which is required for all rental properties.

What's Included in Our EPC Assessment

  • Comprehensive assessment of your property's energy efficiency
  • Evaluation of heating systems, insulation, and glazing
  • Analysis of lighting efficiency and ventilation
  • Assessment of renewable energy features (if present)
  • Energy efficiency rating from A (most efficient) to G (least efficient)
  • Detailed recommendations for improving energy efficiency
  • Official EPC certificate registered on the national database

Legal Requirements for Landlords

Energy Performance of Buildings (England and Wales) Regulations 2012

As a landlord in Edinburgh, you are legally required to:

  • Have a valid EPC before marketing your property for rent
  • Provide a copy of the EPC to prospective tenants when requested
  • Give tenants a copy of the EPC at the start of their tenancy
  • Ensure the property meets the minimum energy efficiency standard (MEES) of at least an E rating
  • Renew the EPC every 10 years

Minimum Energy Efficiency Standards (MEES)

Since April 2020, landlords can't let or continue to let properties with an EPC rating below E unless they have a valid exemption. Properties rated F or G are considered substandard and cannot legally be rented out.

Future changes to regulations may further raise the minimum standard to a D rating by 2025 and a C rating by 2030. Our assessors can provide valuable guidance on cost-effective improvements to future-proof your property.

Penalties for Non-Compliance

  • Fines of up to £5,000 for not having a valid EPC
  • Penalties of up to £4,000 for renting a property with an F or G rating
  • Enforcement notices from the local authority
  • Difficulty in evicting tenants through Section 21 notices

Frequently Asked Questions

How long does an EPC assessment take?

An EPC assessment typically takes 30-45 minutes for an average-sized property. Larger properties or those with complex energy systems may take longer. The assessor will need access to all rooms, including the loft if accessible.

How much does an EPC cost?

Our EPC assessments start from £85 for a standard property. The exact cost depends on the size and type of property. For multiple properties, we offer discounted rates. Contact us for a precise quote based on your specific requirements.

What if my property receives an F or G rating?

If your property receives an F or G rating, it cannot legally be rented out under current MEES regulations unless you have a registered exemption. Our assessors can provide guidance on cost-effective improvements to bring your property up to at least an E rating. Common improvements include insulation upgrades, heating system replacements, and energy-efficient lighting.

How often do I need to renew my EPC?

EPCs are valid for 10 years. However, if you make significant energy efficiency improvements to your property, it may be worth having a new assessment to reflect the improved rating. This could make your property more attractive to potential tenants and prepare for future increases in minimum standards.
