Legal Requirements for Landlords

Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

As a landlord in Edinburgh, you are legally required to:

  • Ensure national electrical safety standards are met (British Standard BS 7671)
  • Have electrical installations inspected and tested by a qualified person at least every 5 years
  • Obtain a report from the inspector (EICR) and supply a copy to each tenant within 28 days
  • Supply a copy to new tenants before they occupy the premises
  • Provide a copy to the local authority within 7 days if requested
  • Complete any remedial work required by the report within 28 days (or less if specified)

Classification of Issues and Remedial Work

The EICR will classify any issues found according to their severity:

  • C1 (Danger Present):Risk of injury - immediate remedial action required
  • C2 (Potentially Dangerous):Urgent remedial action required
  • C3 (Improvement Recommended):Improvements recommended but not legally required
  • Satisfactory:No remedial work required

Landlords must address all C1 and C2 issues to receive a satisfactory certificate. Our team can complete all necessary remedial work to ensure your property meets the required standards.

Following the inspection, we'll prepare a detailed EICR document outlining our findings, any issues identified, and recommendations for remedial work if required.

4

If issues are identified, we can provide a quote for the necessary remedial work and, with your approval, complete these repairs to ensure your property meets the required standards.

5

Certificate Issuance

Once your property passes the inspection (or after any necessary remedial work is completed), we'll issue your EICR certificate in both digital and hard copy formats.

Frequently Asked Questions

How long does an EICR inspection take?

An EICR inspection typically takes 3-4 hours for an average-sized property. Larger properties or those with more complex electrical installations may take longer. The inspection involves testing various circuits, so power will need to be switched off intermittently during the process.

How much does an EICR cost?

Our EICR pricing starts from £150 for a standard 1-2 bedroom property. The exact cost depends on the property size, number of circuits, and complexity of the electrical installation. We provide transparent pricing with no hidden fees, and any remedial work required will be quoted separately.

What happens if issues are found during the inspection?

If issues are found, they'll be classified as C1 (danger present), C2 (potentially dangerous), or C3 (improvement recommended). For C1 and C2 issues, remedial work is legally required before a satisfactory certificate can be issued. Our electricians can complete all necessary remedial work promptly to ensure compliance.

How often do I need to get an EICR?

Under current regulations, landlords must have an EICR carried out at least every 5 years. You'll also need a new EICR if there are significant changes to the property's electrical installation or if the existing report suggests a shorter reinspection interval.
